Barratt Homes are pleased to have secured land at Northbrook Road West. The site is split into two portions, both of which are areas of undeveloped land, comprising a number of fields or parts of fields. The portion to the north of Washpond Lane is an approximate rectangle shape and is bounded to the east by Darkie Lane and to the west by Brickyard Lane.
The portion to the south of Washpond Lane is irregular in shape. It is bounded to the west by existing field boundaries, and to the east by existing field boundaries as well as Northbrook Road. The southern part of the site sits around the northwestern corner of the existing D'Urberville Drive housing estate, and is also bounded to the south by a caravan park.
The site is covered by Policy SS: Swanage Settlement states that 200 homes will be provided in settlement extensions on the edge of Swanage through the:
Allocation of land at Northbrook Road West, for approximately 90 dwellings, of which a minimum of 50% will be affordable.
Proposals for each settlement extension will need to deliver appropriate new public open space (Suitable Alternative Natural Greenspace) or other appropriate mitigation to avoid negative impacts on nearby heathland at Studland and Godlingston.
